Both will be dated looks soon with facelifts and new models on the way but if you're leasing that most likely is not a concern.

Being in Miami I'm assuming quattro is not factoring into this decision.

In that case M3.

Actually I have exactly both cars in hand. The S5 is 2010 black out and red inside. The M3 is 2011 white out and fox red inside. Both of them are V8 NA, although the S5 is 4.2 and the M3 is 4.0. Both of them is brand new, but I bought the S5 first.
I'd say they are both great cars and I love them so much. But I'd say they are totally different animals. I choose S5 as the daily car because it's more suitable for me to drive to see the customers and it perfectly for me wear suit for work. I love M3's handling and it's actually faster, lighter and more fun to drive. So, I like to drive in the weekend or after work or seeing M3 friends.
Can't help you make decision. But, I'm so happy to see someone ask this. None of them will make you regret. I own them the same time, just because they are really nice, beautiful and full of passion.

Sounds like it is an economic decision. In that case go for the cheaper one or just get an older/cheaper car. Boring answer around here but buy what you love and can afford, not necessarily in that order.

I really think you can't go wrong with either, the M3 is faster, but honestly when does anyone use the speed in any car they buy? Don't worry about HP or any other performance figures, unless you are racing the car you buy, it shouldn't matter, but if it does, the M3 should be your choice.

The Audi is much nicer-looking inside and out, has a better nav system, the MMI from Audi is one of the best in the world. But the M3 also looks a bit sportier in my opinion.

IDK, just drive them both and see what you prefer.

I like the m3 more but thats only for non DD stuff. The Audi is a more comfortable car and being able to have a little more low down torque is nice (realizing its not nearly as fast but where the hell in Miami can you use it???). Plus the guys at the Collection are stellar. I'm in Miami for the month and they were super friendly/accommodating.

according to what the OP said,there won`t be too much time to drive even just any car properly,..
so why not save the money for better times with less hours or invest it in something like real estate or even a place for yourself to stay in(or are you even sleeping at work? )
